The combination is important.

  • Prices are still rising.

  • Inventory is lower than last year.

  • Sellers are receiving close to their original asking prices.

  • Closed sales are up.

  • Pending sales are down, suggesting that forward demand has softened.

At 2.6 months of supply, the metro remains seller-leaning. A more balanced market often has roughly four to six months of supply.

Kansas City is also continuing to outperform the national market in several important measures, including relative affordability and overall market stability. That does not mean every home is receiving multiple offers. It means our metro remains comparatively resilient.

Remember, metro-wide numbers are only a starting point. A historic home in Kansas City proper will not perform exactly like a newer home in Lee’s Summit. Condition, location, price range, school boundaries, and property type all matter.
